Schedule an Inspection
Within days of an accepted offer, you must hire a licensed, independent home inspector. This expert will thoroughly evaluate the structural and mechanical health of the property, including the roof, foundation, plumbing, and electrical systems. The resulting detailed report reveals hidden, costly problems that could require a renegotiation for repair credits or, if the damage is severe, cause you to back out of the deal entirely.
Order the Appraisal
Your mortgage lender will order an independent appraisal to verify the home's actual market value. The appraiser evaluates the property's condition and recent local sales to ensure the home is worth the amount you agreed to pay. Lenders will not loan more than the appraised value; if the appraisal comes in low, you must bridge the financial gap out of pocket, renegotiate the price with the seller, or cancel the contract.
Finalize the Mortgage
Once the property passes inspection and appraisal, your loan file moves to a mortgage underwriter for final approval. During this sensitive phase, you must submit all requested financial documents, including updated pay stubs and bank statements. It’s critical that you do not open new credit cards, take out auto loans, or change jobs during this time, as any sudden shift in your credit profile can instantly disqualify you from loan approval.
Conduct a Walk-Through
Approximately 24 hours before your scheduled closing appointment, you and your agent will perform a final walk-through of the property. This is your last chance to verify that the home is in clean condition, that all fixtures included in the contract remain on site, and that any agreed-upon repairs were properly completed by professional contractors. Check the appliances, turn on the faucets, and ensure no new damage occurred during the seller's move-out process.
Sign and Close
Three days prior to closing, your lender will send you a Closing Disclosure outlining your final loan terms, fees, and the exact cash required to close. On closing day, you will wire your remaining funds to the escrow company, sign a large stack of legal and financial documents, and pay your closing costs. Once the deed is officially recorded at the local county office, the transaction is complete, and you will receive the keys to your new home.
